Stateline sets a precedent for a new form of adaptive reuse. The existing double-height, pre-engineered metal building was home to Nashville Lumber Company for a number of decades. Sited on Centennial Boulevard, a main commercial corridor in the rapidly growing Nations community, the underutilized complex will now activate a segment of the street that was previously a mixture of manufacturing and new commercial development.

Pre-engineered metal buildings offer many design opportunities and restrictions. By playing into these, a new floor structure will be introduced splitting the double height space into two levels. The upper-level houses 70,000 SF of creative office space linked together by an outdoor walkway populated with planting and exposed, existing structure. With parking requirements being one of the main concerns for the project, elevating the occupied spaces allows for the entire site square footage to be used as covered parking. Activated retail and restaurant tenants on the ground floor line the covered parking beyond from the street.

Honing in on the manufacturing history of the building, the design pivots from its gritty, industrial past to a new clean line, modern form. By playing with different levels of transparency through glass, translucent plastic, perforated metal, and solid metal panel, the design creates a multitude of ways for the existing building to be expressed.
